Yes - it is a good thing that Fanny and Freddy should go away. In addition to an open taxpayer funded checkbook and unjustified bonuses, both institutions have been subjected to political manipulation by Congress (both parties) in the name of some political opportunistic reason, e.g. making housing affordable for more people.

Simply insightful! I've worked in the financial sector myself (interned at Goldman Sachs so I've been in the position of observing a lot of investors and underwriters going through IPOs. Since then, I've moved from hedge funds to an entrepreneurial start-up so I'm still in a remarkably clear position to observe human behavior. Although I wouldn't say that I'm an master at investing in any way, I do know that while you can make a killing from day trading, your chances of competing with other informational traders (people who really know the stocks) are slim..and don't even mention the dealers and brokers who have their own reputation and assets at risk! My advice: if you are looking to invest for asset management reasons, go ahead and take a brief read at an award-winning essay by Delos Chang that details the S&P 500 as a more reliable and surefire return than any sort of day trading. With the inflation, drug wars, stock bubbles, mortgage housing crises these days, you can't just keep paying transaction costs or the capital gains tax will really make you bite the bullet (even if you've made a negative profit from inflation!). Opportunity cost - economics 101.

Hey Pat-
Maybe I'm missing something, but I think it is misleading to tell the folks that the tax liens are bringing in a "minimum 18%." There is a competitive bidding process, and in my town of Sarasota and Bradenton, FL, those rates most often are bid down to 2% and less, looking at June's figures. Institutions are bidding for huge numbers of properties, and everyone is looking for a safe place to park money, so the good deals just are not there any more. I did find empty lots being abandoned by big developers, who are cutting costs today by letting their taxes go to liens, in the hope that things will get better within the next 2-3 years and they can pay back the tax arearage and continue building. However, that is one serious gamble. You could be stuck with a lot in a failed development that no one wants, and has no use for any end buyer.

If you do decide to "take the property" once the owner has lost his rights to buy back the taxes, you have to shell out the full price of the property and the foreclosure costs. Got cash?

Just to say, "BEWARE of TAX LIENS!"
